What is the Caulfield South Neighbourhood Neighbourhood Activity Centre?

Located at the intersection of Glenhuntly and Hawthorn Roads in Caulfield South, this Neighbourhood Activity Centre is a hub where people shop, work and meet. Although smaller than other activity centres, it has an important role in meeting the needs of the community. Amendment C231 applies to the main shopping strip area of the Centre outlined in the map below. It does not apply to the surrounding residential land or broader suburb.

Like many Neighbourhood Activity Centres, Caulfield South is experiencing growth. There is a need to ensure new development appropriately addresses building design and form and retains the local character of the Centre.

What does Amendment C231 propose to do?

Amendment C231 proposes to introduce new a planning control into the Glen Eira Planning Scheme. The control is proposed to be implemented through a new Design and Development Overlay Schedule (Schedule 11 to Clause 43.02) (DDO11) and will apply to the commercially zoned land within the Centre.

DDO11 is underpinned by recommendations made by the Caulfield South Neighbourhood Activity Centre Built Form Framework (the Framework), which sets out recommendations for the size, shape, form and design of future development. The Framework is proposed to be introduced into the Glen Eira Planning Scheme as a background document.

Amendment C231 provides certainty to landowners, businesses, residents and the community about acceptable building form and design of new development.


Have your say

Any person who may be affected by the Amendment may make a submission to the planning authority about the Amendment. Submissions must be made in writing giving the submitter’s name and contact address, clearly stating the grounds on which the amendment is supported or opposed and indicating what changes (if any) the submitter wishes to make.

Name and contact details of submitters are required for Council to consider submissions and to notify such persons of the opportunity to attend Council Meetings and any public hearing held to consider submissions.

The closing date for submissions is Monday 12 September 2022.

There was also a face-to-face information session held on the evening of Wednesday 6 July at Town Hall, where community members could speak with Council Officers about the amendment and ask any questions they had. No registration was required.
